3. Prepare an informational brochure with a photograph of your property and a list of features and benefits. This will be used by the cooperating agent to demonstrate the property to their potential buyers and furthermore, they will be distributed as follows:

C. Distributed to all surrounding properties in the immediate area.

E. Promoted and displayed at the weekly Board of Realtors Breakfast and Marketing Sessions for Maximum exposure to other agents in the area.
4. List needs with our exclusive "Have/Want" computer system.
5. Exchange information with relocation firms including Prudential Relocation Services.
6. Have personal team member telemarketers contact all agents known to have an interest in this type of property.
7. Complete a schedule of "CASH IN POCKET" for each offer presented.
8. Pre-Qualify, including credit check, potential buyers to save time and energy. This prevents "looky lous". We do not want non-qualified buyers snooping through your home.
9. Send Surveys to all salespeople who have seen the property requesting feedback and suggestions of any changes that should be made to make the property more marketable to buyers.
10. Mail a copy of the multiple listing for your approval.
11. Arrange interim financing, whenever necessary.
12. Create additional exposure through professional signs and information systems including Supra Electronic Key Hand Held Computers.
13. Make you completely aware of various methods of financing that a buyer may want to use.
14. Update you as to any price changes in the money market and its effect on the sale of your property.
15. Log all calls generated and the source of their origin.
16. Represent you upon the presentation of all purchase offers from cooperating brokers and assist you in negotiating the best possible price and terms for you.
17. Telemarket neighbors/owners/renters in the surrounding area.
18. Send direct mail business reply questionaires to potential buyers in the area.
19. Handle follow-up and keep you informed, after the contract has been accepted, on all mortgage, title, and other closing procedures.
20. Use our custom Talking House FM radio transmitters to better expose your home to buyers. Buyers simply tune their radio to our designated station and they receive complete information about your home.
21. Massive Print Media Campaign with ads in the Los Angeles Times, Press Telegram, Penny Saver, Real Estate Magazines and numerous other key real estate publications and periodicals.
22. Internet Dominance with exposure on
Twelve Exclusive Personal Web Sites, Plus Prudential California Realty, Realtor.Com, Home Seekers, Home Gain, Yahoo Real Estate, E-Bay and others. Your Home will receive maximum internet exposure.
23. Exclusive weekly Home Buyers Seminars conducted throughout the Southland at our local Prudential California Realty Offices. I personally conduct one each Saturday at noon at the Norwalk branch.
24. Custom info-commericals on Spanish Speaking television stations.
25. Weekly Open Houses will be conducted by team members until the home is sold.
